Still have a question? Our local team is only a call or message away.

What does full-service property management include?+

Jensen can coordinate marketing, applicant screening, leasing, rent collection, inspections, maintenance, lease enforcement, financial records, and owner reporting. Your management agreement explains the services included for your property.

How will you determine the right rental price for my property?+

The team reviews the home’s location, condition, features, nearby competition, and current Washington County rental activity to recommend a practical rental range.

How are prospective residents screened?+

Applications are reviewed using consistent rental criteria. The process may include identity, income, rental history, credit, and nationwide background screening while following applicable fair housing laws.

How is rent collected and sent to owners?+

Residents can pay through the online tenant portal. Owner proceeds and monthly statements are then made available according to the schedule and payment method in your management agreement.

Will I have access to leases and financial statements?+

Yes. Owners receive secure portal access for statements, reports, rental activity, and important property documents.

How do you handle maintenance and repairs?+

Jensen coordinates maintenance requests with qualified vendors, keeps records of the work, and communicates with the owner when approval is needed under the management agreement.

Am I required to use Jensen’s preferred maintenance vendors?+

Jensen works with trusted vendors to keep repairs moving and maintain clear records. If you want a specific vendor used, discuss it with the team in advance so licensing, insurance, availability, billing, and the terms of your management agreement can be reviewed.

How should I tell Jensen that my property has a home warranty?+

Send the warranty company name, policy or contract number, coverage details, service-call fee, contact information, and any authorization instructions to Jensen before a repair is needed. Keep the team updated whenever the coverage changes or renews.

What happens when rent is late?+

The team follows the lease and applicable Utah requirements, communicates with the resident, serves required notices, and keeps the owner informed if further action becomes necessary.

If rent is late, when will the owner payment be sent?+

Owner proceeds can only be distributed after the resident’s payment has been received and cleared. The timing therefore depends on when the balance is collected and the normal owner-disbursement schedule shown in your management agreement and portal.

How long are your typical lease terms?+

Many residential leases are written for approximately one year, but the best term can vary with the property, market conditions, and the owner’s goals.

How are security deposits handled?+

Deposit amounts and handling follow the lease, screening criteria, and applicable Utah requirements. Jensen keeps the related records and completes the required accounting after move-out.

Can you take over a property that already has a tenant?+

Often, yes. Jensen can review the existing lease, resident ledger, deposit records, and property condition, then outline the steps needed for a smooth management transition.

How quickly can management begin?+

Timing depends on the property’s condition and the documents available. Once the agreement is complete and the necessary records are received, the team can establish a clear onboarding plan.
