Where can I see Jensen’s available rentals?+
Current homes are listed online. Open a property to review its rent, location, features, availability, pet information, and application instructions.
How do I schedule a showing?+
Choose the home you are interested in and follow the showing instructions in the listing. Availability may be limited when a home is occupied or an application is already being processed.
How do I apply for a rental?+
Select an available home, choose Apply Now, and complete the online application. Every adult who will live in the home may be required to submit a separate application.
Is the application fee refundable?+
Application fees generally cover screening and processing and are typically non-refundable. Review the instructions shown before submitting an application for the current amount and terms.
What information is reviewed during screening?+
Jensen may review identity, income, rental history, credit, and background information using consistent qualification standards and applicable fair housing requirements.
Can a co-signer help me qualify?+
A qualified co-signer may help in some circumstances, particularly with income requirements. It does not necessarily replace the other rental, credit, or background standards for the home.
How can I tell whether a home accepts pets?+
Pet rules are shown in each property listing because policies can differ by home. Assistance animals are considered separately under applicable fair housing requirements.
What will I need before move-in?+
Your lease will explain the required deposit, rent, utility transfers, insurance, signed documents, and any other items that must be completed before keys can be released.

Questions from current residents
Still have a question? Our local team is only a call or message away.
Where do I pay rent or set up automatic payments?+
Use the secure tenant portal to view your account and available online payment options. Refer to the portal for current payment methods and any related processing charges.
How does the rent grace period work?+
Your lease states when rent is due, whether a grace period applies, and when late charges begin. Review the exact language in your lease or contact Jensen before the due date if you need clarification.
How do I submit a maintenance request?+
Routine maintenance requests should be submitted through the tenant portal with a clear description and photos when helpful. For a true emergency involving immediate danger to people or major property damage, follow the emergency instructions in your lease.
How do I request an emergency repair after the office is closed?+
Use the after-hours emergency instructions and phone number provided in your lease for urgent situations that threaten people or may cause serious property damage. Call 911 for fire, crime, or medical emergencies. Routine issues should be submitted through the tenant portal for the next business day.
If pest control is my responsibility, how do I arrange service?+
First review your lease to confirm responsibility. Then submit a request through the tenant portal or contact Customer Support before scheduling work so Jensen can explain whether a preferred vendor or specific process applies to your home.
How will I know when scheduled maintenance is coming?+
Jensen or the assigned vendor will normally contact you using the information on file and provide notice as required before entry. Keep your phone number and email current, and check portal messages for scheduling updates.
Can I make improvements or add something to the property?+
Request written approval before painting, mounting fixtures, installing equipment, changing landscaping, or making another alteration. Include a clear description and photos or plans. Do not begin work until Jensen confirms the owner’s written approval and any restoration requirements.
Can I install satellite, cable, or other equipment?+
Internet service is generally fine, but anything that alters the home or requires exterior installation needs written approval before work begins.
How do I add, replace, or remove someone from my lease?+
Contact Jensen before anyone moves in or out. A new adult occupant may need to apply and be approved, and all affected parties may need to sign a lease amendment. A resident is not released from the lease until Jensen confirms the change in writing.
How do I request approval for a new or different pet?+
Contact Jensen and receive written approval before bringing a pet into the home. Property rules, pet screening, deposits, fees, or a lease amendment may apply. Assistance animals follow a separate accommodation review under applicable fair housing requirements.
How do I update my renter’s insurance information?+
Upload or submit current proof of coverage through the method provided by Jensen or the tenant portal. Keep the policy active for the full period required by your lease.
Why is my rental inspected, and how often will inspections occur?+
Inspections help document the property’s condition, identify maintenance or safety concerns, and confirm lease compliance. Move-in and move-out inspections are standard, and additional inspections may occur when needed or permitted by the lease. Jensen will provide notice as required.
What should I do if I plan to move out?+
Review your lease for the notice deadline and send written notice through the approved method. Include your intended move-out date and forwarding information so the process can be documented.
How much of my security deposit is refundable?+
The refundable amount depends on the terms of your lease and the home’s condition after move-out. Unpaid balances, cleaning beyond ordinary use, damage beyond normal wear, and other lawful charges may be deducted. Jensen will provide the required deposit accounting after move-out.
When will I receive my security-deposit accounting?+
After move-out, Jensen completes the required inspection and accounting within the timeframe allowed by Utah law. Be sure to provide a valid forwarding address.
What if I want to renew my lease?+
Contact Jensen before your lease ends so the team can confirm whether renewal is available and explain any updated terms or rent amount.
Who should I contact if I need help with my portal or account?+
Use the Customer Support page to reach the Jensen team by phone, chat, or the online contact form.
